One of the first things you should do is make sure you have it priced competitively. Just because others in that area sold for more 2 years ago does not mean your value is still at that level. Have your agent do a CMA or even order an appraisal to get the current value. Some areas have been effected by a 10% to 20% decline from a year ago.
Do your homework. It is best to be the most competitive in your neighborhood if you are looking to get a contract fast.
