The good sign is the increase of sales and the negative is other June data. The number of new listings is up
and the number of contingent contracts for single homes, condo/townhouses, and number of pending are all down. It is likely we hit our seasonal peak this year in June as we did last year with about the same number of closed sales. Last June’s data looked a lot more promising than what you have this year. Of the 210 single family detached that sold in June in Leon County, 27% were either short sales, foreclosures or bank owned; and, 60% sold were less than $250,000. In Leon County there are 31 homes that are priced over $900,000 for sale and there has been only 1 sold in that range in the past 6 months. That is a 15 year supply. There is also 31 in the $700,000 to $900,000 range with a bit over 2 year supply. $500,000 to $700,000 has a 3 year supply. Other price ranges are 9 to 14 months supply. The sold price in most price ranges went down in June.
