If you aren’t comfortable cutting corners on the home inspection, know that there are other tactics you can use to make your offer more appealing to a seller.
Ask for an “informational inspection” rather than an “inspection contingency” in your offer. This language lets the seller know you’ll be getting a full professional inspection, but that it’s for your information only: you won’t be asking them to pay for issues it may uncover.
Hire an inspector to give you a “walk through inspection”. This can be done at a showing before you make the offer. It is not a full inspection as it will only be 30-45 mins and without tools. It can however uncover costly problems that you may not see on your own. (This is not preferred but is better than nothing)
Ask your Realtor other ways to make your offer stand out. They are professionals and have tools they can suggest to help make your offer come out on top.
