The simple answer to this question is yes! Most homeowners possess the ability to wash and maintain their own property, especially with the new innovations in washing technology available from big box stores. Pressure washers can be rented for a nominal fee or can be purchased. A decent quality pressure washer can last a homeowner for years and will cost between $700-$1400. A wide variety of chemicals to assist the wash process are available over the counter as well, that can help to target the exact stain/soil the homeowner is trying to remove.
Its ultimately important though to first identify the stain that needs to be removed. Is this organic buildup such as mildew, algae or a biofilm? Or is a reactive metal staining, rust, or non-organic stain that is making the property look unsightly? Different stains react differently to different chemicals, and some improper treatments will actually cause the original stain to “set-in” and become more difficult to remove!
While many times the thought of cleaning chemical free with only water can be very appealing, we must be careful not to apply damaging pressure to the surface that is being cleaned. Most manufactures will have specifications for cleaning their products located on-line, and most have limits on the amount of pressure that can be used. For instance, both Georgia Pacific & Certainteed vinyl siding recommend that pressure of not more than 2500 PSI be used and applied from not closer than 6 feet away. Dryvit (a synthetic stucco product) specifically states that pressures of greater than 600 PSI will void product warranty. So when pressure washing a property, please keep in mind that “more is not always better.”
With a little research into equipment, and some knowledge of the process, and willingness to get wet and dirty, the average homeowner can certainly power wash the exterior of their own home. Please always follow all proper safety guidelines, however! Avoid washing from ladders, avoid walking on roofs, and always use proper Personal Protective Equipment.
