As we forecasted, the market is heating up again, with low inventory in several segments of the market.
The largest percentage of sales are in the NE quadrant of Leon County, but the rest of Leon County, and the outlying counties are seeing increasing volume of sales. Townhomes are coming back in style, after losing steam for several years due to detached homes being more affordable. We expect to see steadily increasing values in all of Leon County, but nothing like the anomaly increases of the real estate boom. Many of the properties we are appraising have multiple offers in place, some homes are even selling before they hit the local multiple listing service. For homes in “market-ready” condition, priced competitively at the start, don’t be surprised to be involved in a bidding war.
